Heating and cooling equipment

Ductless mini split installation in NYC

Quiet, efficient heating and cooling room by room, without ductwork. We install single-zone and multi-zone ductless mini splits in Brooklyn, Queens, Staten Island and Manhattan, with the permits in place before work starts.

Permits and approvals, in plain terms

What applies depends on the building and the scope. We confirm the exact filing path for your job before ordering equipment.

Department of Buildings approval

Permanent mini split installations generally require DOB approval. The filing is usually prepared by a licensed engineer or architect.

Electrical permit

The dedicated circuit and connection must be done by a NYC licensed electrician, who files the electrical permit.

Co-op or condo board approval

Alteration agreement, drawings, specifications and insurance certificates, before any work begins.

Landmarks approval when visible

In landmarked buildings and historic districts, a street-visible outdoor unit or line set needs LPC approval first.

How a mini split installation works

  1. Site visit and sizing

We measure the rooms, check where the outdoor unit and line set can go, and size each zone to the heating and cooling load.

  2. Permits and approvals

Filings and board or Landmarks approvals are completed first. No installation starts until the permits are in place.

  3. Installation

Indoor heads, outdoor unit, refrigerant line set, condensate drain and electrical by licensed trades, with refrigerant handled by EPA-certified technicians.

  4. Start-up and sign-off

Pressure and vacuum tests, refrigerant charge verified, system commissioned, and inspections completed to close out the permits.

Why mini splits suit NYC homes

Most NYC apartments and row houses have no ductwork, and adding it means opening walls and ceilings. A mini split needs only a small hole for the line set between each indoor head and the outdoor unit.

Each room is its own zone with its own thermostat. Mini splits are heat pumps, so they heat as well as cool, and cold-climate models keep working through NYC winters. Many owners use them to replace window units and reduce how much the boiler runs.

Outdoor unit placement is the part that takes the most planning in the city: roofs, rear yards, balconies and approved wall brackets each have rules, and co-ops and landmarks add their own.

Common setups

  • Single zone: one room, one indoor unit
  • Multi-zone: one outdoor unit serving two to five rooms
  • Wall-mounted, floor-mounted or ceiling cassette heads
  • Window unit replacement in apartments
  • Supplemental heat alongside an existing boiler

Mini split questions

Do I need a permit to install a mini split in NYC?

In most cases, yes. A permanent ductless mini split is mechanical and electrical work. It generally needs Department of Buildings approval, usually filed by a licensed engineer or architect, plus an electrical permit filed by a NYC licensed electrician. Get the permits in place before installation starts.

What happens if a mini split is installed without a permit?

Unpermitted work can lead to DOB violations and fines, stop-work orders, problems when you sell or refinance, insurance complications, and a requirement to legalize or remove the system later.

Do co-ops and condos need to approve a mini split?

Yes, almost always. Expect an alteration agreement, drawings, equipment specifications and insurance certificates. Some boards restrict where outdoor units and line sets can go. Start the board process early.

My building is landmarked. Can I install a mini split?

Often, yes, but if the outdoor unit or line set is visible from the street, the Landmarks Preservation Commission must approve it before the DOB permit is issued.

Can a mini split heat my home in winter?

Yes. Mini splits are heat pumps. Cold-climate models can heat efficiently in NYC winters, and many owners use them to supplement or reduce reliance on the boiler.

Does my electrical panel need an upgrade?

Sometimes. A licensed electrician checks your panel and service capacity before installation. Multi-zone systems in older homes are the most likely to need more capacity.
